Roofing Maintenance Service

Roof Maintenance Dallas Fort Worth

Everyday, your roof experiences wear and tear through natural aging and exposure to the elements. If maintenance services are not completed regularly, the roof’s service life will be greatly reduced, and the roof’s warranty may become void.

Today, the average life cycle of a properly installed and maintained concrete tile roof with two underlayment layers is between 30-50 years. The average life cycle of a properly installed and maintained composition shingle roof system between 25-50 years. The service life will become shorter if these roofs aren’t properly maintained. Below are some items that can negatively affect your roofing systems:

  • Poor Design, Defective Materials & Roof Installation.
  • Weather Conditions (sun, hail, snow, ice, rain, wind).
  • Roof Top Contaminants (grease, oil, fluids, fuel, HVAC discharges).
  • Failure to Repair or Maintain the Roof (Neglect).
  • Building and Roof Movement or Expansion.
  • Building Improvements (Additions, Satellite and Data Dishes, etc.).
  • Deck Deflections (Ponding).
  • Contractor Damage/Foot Traffic (Dropped tools, etc.).
  • Vandalism.
  • Defective Flashings and Penetrations.
  • Clogged Drains, Scuppers, and rain gutter systems.
  • Debris accumulation on the roof (pine needles, dirt, leaves, etc.)

What Is Roof Maintenance?

Roof maintenance is the regular scheduling of actions/tasks to keep your roof in a watertight condition. A roof maintenance program will preserve the longevity of your roof. When DFW Authorized Roofing performs annual roof maintenance inspections, we will check your entire roofing system, looking for any signs of damage, including splits, blisters, clogged drains, unattached rooftop equipment, trees/shrubs growing too close to the roof, open seams, blown off shingles and missing or broken roof tiles. We will also assess the whole interior, keeping an eye out for signs that a roof leak repair is required. These items’ continued maintenance will keep your building watertight and elongate your roof’s expected service life.

Basic roof maintenance repairs include the sealing of all needed pipe, vent, wall, A/C, skylights, and chimney flashings. We’ll replace any blown off shingles from the wind – replacement of missing or broken tiles may be an extra cost. We’ll also investigate any structural weakness in your roof, as this could leave your structure vulnerable to rot and water damage and should be handled immediately.
